What Is A
Rental Property Safety Check?
As of 29 March 2021, all Residential Rental Providers must ensure that their rental property undergo an annual smoke alarm check and a two-yearly gas and electrical safety check. These services must be carried out by qualified personnel with administrative and quality-controlled documentation an essential part of the new legislation. At Appliance Fixer, we would like to offer Residential Rental Providers the following services:

Gas safety checks every 2 years on all gas fixtures & fittings such as heaters, cooktops, water heaters and the mains gas line

Electrical safety checks every 2 years of all electrical appliances, fixtures & fittings such as
switchboards, power points and light switches
Smoke alarm servicing each year including testing, battery replacement and positioning checks
What Is The Residential Tenancy Act?

Changes to the Residential Tenancies Act come into force March, 29th, 2021 which has implications for real estate agents, landlords, and tenants alike.
Importantly, safety checks for rental property such Gas and Electric Safety checks are mandatory every 2 years and Smoke Detector Safety checks every year.
These services must be carried out by qualified personnel with administrative and quality control documentation an essential part of the legislation.
This means a considerable cost and time burden on landlords and agents.
Appliance Fixer is your 1-stop shop for all these services and further specialises in the repair, maintenance, and installation of appliances – meaning we are supporting and assisting fellow Victorians throughout this process.
We maintain a full digital audit trail throughout the process streamlining our service and the effort landlords and agents need to take.
The Rental Tenancies Act amendments apply from the 29th of March, 2021 onwards and
affects landlords (now known as residential rental providers), real estate agents and
tenants (now known as renters).
The biennial (once every 2 years) gas safety check and electrical safety checks and
annual smoke alarm safety checks must be completed at the earliest date of:
1. When a new rental lease is signed, or
2. Before the 29th of March, 2023
